Green light for RAF Uxbridge redevelopment
One of largest development sites in West London will comprise 150,000 sq ft of office space

Architects Sheppard Robson’s masterplan for the 113 acre RAF Uxbridge site has been granted planning permission. RAF Uxbridge is the largest of the Project MoDEL sites and is also one of the largest development sites in West London.
The development will provide 1340 residential units, a 1,200-seat theatre, 32,000 sq ft of retail space, a 90-bedroom hotel, a primary school, community facilities, 45 acres of public open space, including a new park set within the green belt and 150,000 sq ft of office space next to Uxbridge town centre.
One of the most significant successes of the masterplan is the integration of over a thousand protected trees and three listed buildings, one of which is a Grade I listed bunker.
RAF Uxbridge will bring a large brownfield site back into community use while protecting its significant heritage. The scheme will provide much-needed homes and will extend Uxbridge’s town centre with a range of civic and commercial amenities, enhancing the vitality of the wider area.
The development will achieve Level 4 of the Code for Sustainable Homes, with a cluster of Level 6 homes and BREEAM Excellent for commercial buildings.
Sheppard Robson is working with VSM Estates, a joint venture between St Modwen Properties PLC and VINCI Plc, to deliver Project MoDEL - the Ministry of Defence’s consolidation of MoD land within London.
