Lambert Smith Hampton has published its annual Thames Valley Office Market Report. Now in its third year, the report looks at some of the dominant property trends in the region, drivers behind future demand, and detailed statistics and forecasts for 11 key regional centres.
Themes highlighted in this year’s report include: The science of sustainability - Professor Peter J Dobson, Academic Director of Begbroke Science Park, University of Oxford, looks at sustainability and its implications for owners and occupiers of science and business parks.
The growing case for recycling office buildings – With 73% of current supply of office space in the Thames Valley falling below grade A quality, landlords are considering how to efficiently and effectively recycle their space.
The best employers find the best workplaces – Paul Donkersley, five-times editor of Britain’s Top Employers, provides insight into how companies are making their offices the ideal working environment.
The report considers how the true dynamics of the Thames Valley’s office market go beyond the interaction of supply and demand, providing a more detailed appraisal.
Nick Coote, Head of LSH’s Thames Valley offices, commented: “Office demand in the region is recovering from the 2009 low of 1.1m sq ft, with take-up in 2010 totalling just under 2m sq ft. 2011 has continued in a similarly positive tone, with 700,000 sq ft of take-up in Q1 alone. This is not only a marked improvement from the 2009 low, but an indication of market confidence returning to 2008 levels when 2.7m sq ft of take-up was recorded. These demand trends over the last three years suggest that the recovery curve is not the ‘double dip’ that the industry feared, but instead the steady volume of take-up implies a more classical recovery.”
