Sustainable banking pioneer takes sustainable office space at WestOne

Triodos Bank has leased 26,500 sq ft of newly-built office space in Bristol on five floors at WestOne, a “green” development in the heart of the city centre, close to College Green and the Cathedral. Located on Deanery Road, the new offices are in a highly sustainable building with a BREEAM ‘Excellent’ rating - and will become the bank’s new UK headquarters.

 

Triodos Bank are installing more than 9kW generating capacity of PV solar panels on the roof of the new central Bristol office, having received permission to increase the roof area used for solar from that which was included in the original planning permission.

 

This letting by commercial property developer Westmark follows the Environment Agency’s occupation of the adjacent 70,000 sq ft Horizon House - also one of the greenest buildings in the UK, and part of the same development.

 

Charles Middleton, Managing Director of Triodos Bank, said: “WestOne is an ideal new home for Triodos Bank, reflecting our ethos. It meets the same rigorous sustainability standards as we expect from the organisations we finance. This new central Bristol location will increase our visibility in this green city, while giving us the space to grow to meet increasing demand.”

 

WestOne has been awarded both an ‘Excellent’ BREEAM rating of 80.4% and the highest bracket EPC (Energy Performance Certificate) in Bristol (B) for a speculative office building for environmental performance design and management.

 

The building will produce almost one fifth of “conventional” CO2 emissions - and will be approximately 20% cheaper to run than a typical 1960s-1980s building. Sustainable building materials - locally sourced, as far as possible - have been used throughout, as well as aggregates from the previous building on the same site.

 

The workspace is light and airy, offering natural ventilation and variable temperature controls for different areas. Running costs will be kept to a minimum through the use of natural light, as well as energy efficient lighting and opening windows. Low-usage water systems have been installed.
