Spectrum proves a great location for Durham County Council
30,000 sq ft grade A offices will house Council’s East Durham base

Durham County Council has taken up occupancy and signed a 20 year lease on new 30,000 sq ft offices in Seaham at Spectrum Business Park, demonstrating its long term commitment to the scheme. It will use the Grade A office space just south of Sunderland, and within easy reach of Newcastle, to house its East Durham base, benefitting from the park’s market leading rent free incentives and high quality facilities. The strategic move will enable the Council to save approximately £10m in revenue, repairs and maintenance over the period of the lease.
Spectrum is the Hillford Group's flagship development and consists of eight high specification office buildings for sale/let totalling over 350,000 sq ft. Remaining buildings can be subdivided and let on a per floor or per wing basis, to give minimum floor plate size of 5,800 sq ft.
Partner for Agency at one of the scheme’s acting agents, Sanderson Weatherall LLP, Robert Patterson, said: “I’m delighted that Durham County Council has taken up residence. In addition to benefitting from the significant savings available on the park it will also be able to take advantage of the park’s great location.
Increasingly, companies have to consider sustainable locations when deciding their property requirements. The days of investing in one location only to promptly relocate are over for now and businesses need to be shrewd and invest in a property from which they can continue to grow their operation. Spectrum is ideally located to allow tenants to tap into the resources of several major conurbations including Newcastle, Sunderland, Durham and Teesside."
Leader of Durham County Council, Councillor Simon Henig, said: “Taking advantage of Spectrum’s large incentives and low cost of occupation made good business sense for the Council, ensuring we continue to have a significant presence in the East of the county. We have a long-term commitment to the site and the excellent modern workspace that Spectrum 8 provides, offers our employees a great environment that I know they will enjoy for many years to come.”
